Once under offer, one free transcription report can be issued to the lender on behalf o fthe the purchaser by the surveyor. Written/electronic confirmation should be obtained for the surveyors records. At this stage the surveyor can discuss the property with the purchaser/solicitor/lender and can comment on reports. the surveyor cannot alter the value. However, if the surveyor is aware that the value is likely to have decreased significantly, the instruction for the transcript should be declined. If the lender requests a reinspection of the property for factors such as outiwith the timescale in their guidelines, the surveyor must decline the instruction.
No further inspection is allowed by the Single Survey surveyor. the surveyor must only review the value if further information comes to light such as specialist's/engineer's reports but not if only further comparable sales evidence is available. Depending on some lenders lending criteria and timescales taken to sell the property, the lender may choose to commission an independent valuation to be prepared by another surveyor.
The Home Report will have been withdrawn from the market at this stage.

The Property Questionnaire contains information for home buyers, solicitors and surveyors.
It would include, for example: a home's council tax band, parking facilities, factoring arrangements, any local authority notices that affect it and alterations that have been made to the home.
This information will be useful for buyers before they decide whether to submit an offer to purchase a home. The Property Questionnaire will also reduce the risk of delay and difficulties in conveyancing.
