Prospective purchases receive copies of Home Report from the owner or selling agent. Copies can be made available online or via a hard copy. A fee can be charged by an agent to cover reasonable expenses (paper, printing, postage etc). names and addresses of anyone requesting a report must be recorded by owner or selling agent.
Transcriptions reports for interested parties isseud to lenders by surveyor. Surveyors can only use information in the Home Report and Mortgage Valuation Report. No additional information can be given at this stage. There can be no discussions from the surveyor with any potential purchasers, the vendor or any solicitors. Surveyors cannot comment on issues such as specialist's reports. No further inspection is allowed by the Single Survey surveyor unless the instruction is from the vendor to update the Single Survey.

The Property Questionnaire contains information for home buyers, solicitors and surveyors.
It would include, for example: a home's council tax band, parking facilities, factoring arrangements, any local authority notices that affect it and alterations that have been made to the home.
This information will be useful for buyers before they decide whether to submit an offer to purchase a home. The Property Questionnaire will also reduce the risk of delay and difficulties in conveyancing.
